How to Insulate a Basement Properly

The right way to insulate basement walls without creating moisture problems.

Insulating a basement wrong can cause big problems - moisture trapped behind walls, mold, and wasted money. Here's how to do it right.

The Challenge

Basement walls are tricky because:

  • Concrete holds moisture
  • Temperature difference causes condensation
  • You can't just do what you'd do upstairs


The Wrong Way

Don't put fiberglass batts directly against concrete with plastic sheeting. This is how basements used to be done, and it creates moisture traps that grow mold.

The Right Way

Option 1: Foam Board + Stud Wall

  1. Seal any cracks in the concrete
  2. Attach rigid foam board (XPS or polyiso) directly to concrete - at least 2 inches
  3. Tape seams with foam tape
  4. Build a 2x4 stud wall in front of the foam (no contact with concrete)
  5. Add fiberglass or mineral wool in the stud bays if you want more R-value
  6. Install drywall
The foam creates a thermal break and vapor barrier. The stud wall doesn't touch concrete.

Option 2: Spray Foam

Closed-cell spray foam applied directly to concrete does everything at once - insulation, vapor barrier, and air sealing. It's more expensive but very effective.

Option 3: Basement-Specific Wall Systems

Products like InSoFast or Barricade are pre-built panels designed for basements. They're faster to install and have built-in vapor management.

R-Value Goals

For Michigan, aim for at least R-10 to R-15 on basement walls. More is better, but you get diminishing returns past R-20.

Don't Forget

  • Insulate the rim joist (where basement walls meet the main floor)
  • Address the floor too, especially if you want it comfortable
  • Control humidity with a dehumidifier

The Floor

Basement floors lose less heat than walls, but if you want comfort:

  • Use rigid foam under plywood subfloor
  • Or use a raised subfloor system
  • Or just accept that basements have cool floors


Proper insulation makes a finished basement comfortable year-round and keeps energy bills reasonable. Before insulating, make sure to waterproof your basement first.
